All other buildings on the Auraria campus are owned by the Auraria Higher Education Center (AHEC), and have their own project request process. To initiate a project within an AHEC-owned building, please visit AHEC Project Services.

Project Phases

At CU Denver, we take a phase-gate approach to project development. This helps you get information on the potential cost and schedule of a project before investing significant time and financial resources. It also helps us deliver a project that aligns with your goals and budget. The projects phases are described below.

The One Pager

Business Case Phase

The process begins when you submit a Project Request Form with a supporting business case. Once we receive the form, our team will reach out with any questions and set up a meeting at the project location to better understand the project goals and constraints. With the information collected, we will create a one-page document summarizing the project business case, scope, location, rough order of magnitude of costs, potential risks, anticipated design and construction schedule, and identify the funding that will be required to proceed to the next phase.


Gate to The Next Phase

Based on the information provided by our team, you (the client) and your leadership team will have the opportunity to decide whether to invest the funds and resources necessary to proceed to the next phase.

Phase Zero

Project Scope & Budget Validation Phase

Once you have decided to proceed to this phase, and funding has been provided, our D&C team will lead the process to procure our design and construction team members. They will be a part of our project team for the remainder of the project. Our outcomes in this phase include:

  • Identify the project’s main goals
  • Establish our team culture and how we will collaborate and communicate
  • Refine the project scope and constraints
  • Create design solutions to address the scope and constraints
  • Quantify the projects risks to inform the project contingency budget
  • Develop the overall project budget to include construction pricing, design fees, and other standard items
  • Outline the remaining project schedule including design, permitting, and construction timelines


Gate to The Next Phase

Based on the information provided by the project team in this phase, you (the client) and your leadership team will have the opportunity to decide whether you would like to invest the funds and resources necessary to proceed to the final phase.

Fully Funded

Project Implementation Phase

Once you have decided to proceed to this phase, and funding has been provided, D&C will reassemble the project team to complete the design and build the project!
